How it Works

Step One: Free Consultation

We begin with a FREE in-home consultation. During this visit, we'll walk through the home to:

  • Assess the quantity and quality of items.

  • Determine whether there is enough inventory for a successful estate sale.

  • Evaluate the amount of time needed for setup.

  • Answer any questions you may have about the process.

Step Two: Estate Sale Setup

Setup begins only after the home is completely vacant. Before we begin, the following must be completed:

  • No one is living in the home.

  • All personal belongings not intended for the sale have been removed.

  • All trash has been cleared.

  • Any items not for sale have been removed or clearly designated.

The setup process typically takes approximately two weeks, depending on the size of the estate.

Step Three: The Estate Sale

Most estate sales are held over two days, typically Saturday and Sunday.

Occasionally, we offer:

  • A one-day sale, or

  • A Thursday evening sale (2:00 PM–8:00 PM) during the summer months.

After the Sale

Any unsold items remaining after the sale belong to you. If you'd like assistance, we can arrange additional services, including:

  • Donation pickup: We can schedule a donation organization to collect remaining items, typically on Monday or Tuesday following the sale.

  • Donation assistance: For a fee of $50, an employee can meet the donation company, box donation items, and secure the home after pickup.

Additional Services

If items remain after the sale that cannot be sold or donated, we can arrange for a professional clean-out service to remove everything left behind.

  • Clean-out services start at $550, with pricing based on the amount and type of remaining items.

  • We can also arrange professional house cleaning for an additional fee.

These services are completely optional—you may choose any combination that best fits your needs. When possible, we can also pay for these services directly from the estate sale proceeds, provided there are sufficient funds available.
